Darian LeBlanc
Photographer/Owner
As a real estate photographer, my mission is to showcase a property in high-quality HDR in order to attract more potential buyers.
Using high-quality HDR imagery, you have the ability to capture the full range of lighting to showcase a property’s features, architectural details, and amenities that will increase the perceived value of the property.
I have worked in the Real Estate industry and have first hand seen how high quality images can help lead to more engagement on a listing, rental, or business.
According to a study by the National Association of Realtors, 90% of home buyers use the internet to search for homes, and 87% of them found photos to be the most useful feature of real estate listings. High-quality photos help your property stand out among the many listings online.

At a minimum the home should look clean and organized.
Decluttering countertops goes a long way in making a home look open and inviting. You can hide things away in cabinets or closets to open up the space and make the area seem larger.
Park vehicles away from the house or in the garage.

Not necessarily. If you are new client you may wish to be present so that we can build a relationship and collaborate.
We can use a contractor's lockbox (with an alphanumeric code) to enter the home for a photography session with the homeowner's permission. Unless you or the homeowner needs to be on-site to allow use in at the appointment time.
It is advised that the home be as empty of people and pets as possible. Our wide angle lenses are tough to hide from and shuffling people/animals/stuff from room to room will take away time normally used for photography.

This depends on the size of the property. Generally, prepare for a minimum of 45 minutes for a shoot, and for larger properties or commercial buildings being longer.

On days when the weather is not cooperating, we have several different choices.
#1 - We can go ahead and do the interior photos, and the weather clears up while we're there at the property. We will do the exterior shots.
#2 - We can do the interior photos and do the exterior pictures on another day.
#3 - We can reschedule the photoshoot.
The choice is up to the homeowner and real estate agent. Just let us know, and we will take care of it.

The deposit paid at the time of booking also acts as a cancellation fee. The deposit can be credited towards a future session if the client notifies us of the change 24 hours prior to the date of the shoot.
If we show up to a property and can't get in or the agent or seller cancels the shoot, we will charge an additional $50 on top of the deposit amount.
We understand that life happens and reschedules are needed sometimes. Please contact us ASAP or log into your appointment schedule to make any needed changes as soon as you know of the change.
